What is a Comparative Market Analysis?
A Comparative Market Analysis or CMA is a method of determining the value of a property.
It is a report that your Realtor will put together prior to placing your home on the market. It will include properties similar to yours that have recently sold or are currently listed for sale. Your Realtor will then adjust the price based on your homes features, benefits and/or deficits. Taking in all those factors, and the current market conditions, your Realtor will then advise you on the best price to list it at.
Keep in mind that the purpose of the Comparative Market Analysis is to determine value of your home in the eyes of a buyer, and get someone to buy your home versus the competition. You may want to price your home on what you owe, what you need or what you want, but ultimately the value is set on what a buyer is willing to pay.
