The situation is very much the same here on the North Side as well. With the drop in prices and so many homes refinanced out to 100% of value of more over the last few years, I think we are going to be seeing short sales as common place for a while to come.

Interestingly enough, I am still seeing developers break ground on new projects. Either they are needing to keep moving to fulfill loan arrangements or they are optimistic about the coming months.

Tanya,

I read your blog with interest.... I am in NY state and have tried without success to get realtors to have listing inspections. They complain that once a defect is ID'd it has to be disclosed and therefore can create a possible problematic situation moving forward!

Any comments?

Best,

David

Thanks for supporting first time homebuyers like me who still need this program. I have about 36 days to find a home and use the Nehemiah program. There is a great web site http://www.dpagroundswell.org/ to stay up to date on the latest news.

Funny how simple it sounds but how crucial it is to a showing. There are so many sellers that don't clean. What are they thinking?!? Sometimes it is necessary to yell CLEAN IT! If the homeowner doesn't want to clean, then they can hire someone to do it and their money will be returned in the quick sale. Paying for cleaning is a lot cheaper than dropping the selling price!

Thanks Tonya for the info,
It seems that you will be very busy with Forclosures and bank owned realestate(REO) in the coming years.
